Design of a residential complex in Riyadh on a 3,600 m² plot, made up of 4 residential buildings with a total built-up area of 10,755 m². The project includes a basement for parking and service rooms across the whole plot, a ground floor over 60% of the plot, two residential floors and a roof annex. The residential units are split between three-bedroom apartments (20%), two-bedroom apartments (50%) and one-bedroom apartments (30%), meeting the needs of a varied range of residents.

The Project's Engineering Challenges

1. 01 Achieving the largest number of residential units within the permitted building ratios.
2. 02 Varying the units between one, two and three bedrooms in set proportions while keeping each building's layout efficient.
3. 03 Providing enough parking for all units within the plot boundaries.

The Engineering Solutions Adopted

1. 01 Distributing the floor areas precisely across the floors, with full use of the roof annex for residential units.
2. 02 Repeatable unit types with carefully planned sizes that achieve the required mix and simplify construction.
3. 03 Dedicating the full-plot basement to parking and service rooms.
